Standing Desk Setup for BTO Home Offices

A new BTO flat is the easiest time to plan a home office properly, before furniture and habits lock the room into a layout that doesn't work.

Moving into a new BTO flat is the rare moment you get to plan a room from a blank slate. If a home office is part of the plan, a few decisions made now (before furniture and power points are locked in) save real friction later.

Plan power point access before the desk arrives

Most BTO bedrooms have one or two power points near the bed, not necessarily where a desk makes sense. Before committing to a desk position, check where the nearest power point actually is, and whether you'll need an extension or a wall-mounted power strip to reach it cleanly. Planning this before furniture is in the room is much easier than rerouting cables around an already-placed desk.

Pick desk width against the room plan, not just the desk photo

BTO bedrooms vary in layout (some have a built-in wardrobe wall, some don't), so the usable wall length for a desk differs flat to flat. Consider the desk before the rest of the furniture

If a standing desk is part of the plan, position it first and build storage and other furniture around it, rather than fitting a desk into whatever space is left after a wardrobe and bed frame go in. Desks are harder to reposition later than a bookshelf or drawer unit.

Set up cable routing during, not after

A new flat means new furniture, which means it's the easiest time to route cables cleanly (through a cable tray under the desk, along a wall, away from foot traffic) before rugs, bed frames, and other furniture make it harder to access the floor and walls. The advantage of a BTO setup is a blank room — use it to plan power access, desk position, and cable routing before other furniture locks the layout in, rather than retrofitting a home office into a room that's already furnished around other priorities.

Example: checking a desk setup before delivery

Imagine a desk that fits between two walls when measured as a static rectangle. The setup can still fail in daily use if a desktop PC is fixed to the floor, a monitor arm cannot clear the wall, or a power lead becomes tight when the desk rises. A better plan is to place masking tape at the proposed footprint, sit in the chair, and trace where equipment and cables will travel from low to high positions.

Record these numbers

• Clear room width and depth, including skirting and any doors that swing into the space.
• Desktop size, height range and the user’s comfortable keyboard height.
• Space behind the desk for monitor arms, cable movement and ventilation.
• Weight and position of every item that will move with the tabletop.
